Twelve months, three escrowed milestones, fifty families.

The schedule is fixed and the money enforces it: 30% of the General Contractor's compensation is released only against completed, inspected work.

    Heavy Civil Blitz

    Clearing the 4 acres, excavating the perimeter road and the 8-foot utility trenches.

    Métis Apprentice Assembly Line

    On-site framing, spray-foam winterization, and hydronic PEX floor layouts by the Métis labour and apprentice loop.

    Hub, Solar & Boiler

    Central Communal Hub construction, solar array installation, and boiler activation.

General Contractor — Project Management Services Agreement

A flat annual fee rather than a percentage of construction, so administrative cost does not scale with the capital budget. Funded through CMHC soft-cost grants.

The Métis labour loop

100% on-site Métis labour

Framing, spray foam, PEX layout, and finishing are performed by Red River Métis crews under the GC's management.

Apprentice training loop

The assembly line runs as a training environment: fifty identical units means fifty repetitions of every trade task, logged toward apprenticeship hours.

Wages stay in the community

Construction payroll circulates inside the same community the housing serves, and crews emerge with transferable certification.
