Nothing here is experimental. The village is a conventional CSA A277 modular deployment on a serviced municipal lot, held to the Manitoba Building Code and the relevant CSA installation codes.
Sub-arctic winterization profile
Factory-certified shells
Bulk-ordered manufactured shells from Ontario, capped at $20,000 CAD base price, certified to CSA A277 before they leave the plant so the RM of Rosser inspects site work only, not structure.
Closed-cell spray foam envelope
Three inches of closed-cell polyurethane applied to the interior of every shell, delivering a continuous airtight air and vapour barrier in a single pass — no poly, no seams to fail at -40 °C.
Insulated frost-wall skirting
Each unit sits on pressure-treated timber skids over gravel, wrapped with a 2" XPS insulated skirt anchored to the perimeter to stop sub-floor wind wash and frost heave.
Mandatory heat recovery ventilation
A mini HRV in every single unit. In an envelope this airtight, ventilation is not optional — it is the mould and indoor-air-quality control strategy.
8-foot utility trenching
Water, wastewater, and Manitoba Hydro conduits are buried 8 feet deep beneath the gravel perimeter road — below the regional frost line — eliminating heat-trace dependency and winter service failures.
Central hydronic distribution
Hot water generated in the Hub utility room is pumped through pre-insulated mains under the gravel paths into subfloor PEX in each home. One serviceable plant instead of fifty failure points.
